Amaravati : AP Tourism Development Corporation (APTDC) has taken a key decision regarding the Rushikonda buildings. It has issued a notification inviting Expression of Interest (EOI) for the management, operation and marketing of the buildings in the hilltop. The government has decided to develop the Rushikonda project in the lease, operation and maintenance (O&M) model. In this order, APTDC will provide an opportunity for private participation under the auspices of the project. The selected private company will manage the five building complex. The government will use the entire 9.8 acres of the hilltop project in the O&M model. It will also provide an opportunity for the development of another 9 acres of land in the lower area of Rushikonda. APTDC said that priority will be given to the development of hotels, resorts and tourism infrastructure. It has imposed rules to ensure that viewing areas and open spaces accessible to the general public are mandatory. The government has also provided an opportunity for additional development in addition to the existing buildings. There is a total development area of 2,400 square meters in the two vacant plots, and permission will be given for G+1 construction of up to 4,800 square meters in addition. APTDC has clarified that all construction should be undertaken as per CRZ norms and legal permissions. The interest of investors and the commercial feasibility of the project will be assessed through EOI… and then the final selection process will be done at the RFP stage. APTDC has revealed that applications are being invited from hotel chains, resort developers and infrastructure companies. It has been said that only companies with experience in the hospitality sector will be eligible. It has been stated that positive net worth by March 31, 2025 is mandatory. The last date for filing EOI has been fixed as July 10 at 5 pm. APTDC has revealed that the final lease terms, revenue sharing and other aspects will be finalized at the RFP stage.
